We offer two flexible service options to suit your needs:
Full Management Service
Let us handle every aspect of your tenancy with confidence and care. Our full management package includes:
- Marketing your property and sourcing suitable tenants
- Conducting thorough reference checks
- Collecting initial rent and deposit payments
- Preparing tenancy agreements
- Registering deposits with the Deposit Protection Scheme
- Coordinating move-ins and notifying utility providers
- Collecting monthly rent payments
- Managing repairs and maintenance as required
With this service, you can enjoy peace of mind while we take care of the day-to-day responsibilities. A monthly commission fee will apply.
Let-Only Service
Prefer to manage the property yourself? Our Let-Only service includes all the steps up to tenant move-in and first rent payment. After that, ongoing management becomes the landlord's responsibility.
Services for Tenants
We're committed to helping you find the perfect place to call home. Our team goes above and beyond to support you throughout the rental process, offering:
- Evening and weekend viewings for your convenience
- Friendly, knowledgeable guidance during application and signing
- A wide selection of properties including house shares, room lets, and commercial spaces
Application Requirements
To apply for a property, you'll need to provide:
- A valid British passport or non-British passport with UK visa
- A recent bank statement showing your current address
- A recent wage slip
- Employer reference
- Landlord reference
If any of the above cannot be provided, a guarantor may be required. Applicants with pending Home Office cases will be subject to a Right to Rent check.
Holding Deposit
Once references are approved, a one-week holding deposit is payable. This is non-refundable if you choose to withdraw your application. We do not charge agency fees.
Tenancy Agreement
All tenancies are Assured Shorthold Fixed Term Agreements. If you change your mind after signing, you will remain liable for rent for the full term.
Permitted Payments
Before Tenancy Begins
- Deposit: No more than five weeks' rent
During Tenancy (Payable to Agent)
- Reasonable costs for lost keys/security devices
- Unpaid rent or reasonable costs related to early termination
- Interest on late rent: 3% plus Bank of England base rate
During Tenancy (Payable to Providers)
- Utilities: gas, electricity, water
- Communications: telephone, broadband
- Cable/satellite installation and subscriptions
- TV licence
- Council Tax
Other payments may apply under relevant legislation, including contractual damages.
